Very rare pristine acreage in the Noosa Hinterland. This land has been locked up for nearly 20 years and represents a great opportunity. The vendors are motivated to sell and have priced accordingly, so you will need to act quickly.

This treed block offers ample opportunity to build your hideaway home in the bush just 15, minutes drive from Tewantin and to all the amenities of Noosa.

The land is relatively level and 90% flood free with a frontage to Cooloothin Creek at the rear. The Great Sandy National Park is nearby as is the sailing mecca of Boreen Point on Lake Cootharaba on the Noosa River.

Being larger than 4 hectares, with Rural Zoning, under the Noosa Plan you may be able to build "Nature-based tourism" facilities.

The New Noosa Plan allows development of "tourist accommodation for the appreciation, conservation or interpretation of an area of environmental cultural or heritage value, local ecosystem or natural environment. These include environmentally responsible accommodation facilities such as lodges, cabins, huts and tented camps."

It may be possible to develop 2 guest rooms, cottages, cabins or permanent tents for no more than 8 guests without planning approval. For 8 to 12 guests a code assessment planning application is required, and larger operation such as an eco-lodge would require impact assessment (i.e. subject to council consent).

If you are a first home buyer you may be able to access both:

* The Queensland Government's First Home Owner's Grant of $15,000
* the Queensland Government's First Home Vacant Land (stamp duty) Concession of approximately $2,900.
Access to these government programs is not guaranteed, and you must rely on your own enquiries to assess your eligibility.
